What Maintenance is Sana Living Responsible For?

Sana Living provides Specialist Disability Accommodation (SDA), meaning we’re responsible for maintaining the structure and essential systems of the home. Our NDIS maintenance services include:

  • Repairs to fittings, fixtures and assistive technology
  • Tapware, plumbing and electrical systems
  • Kitchen and laundry appliance connection and servicing
  • General house and yard maintenance for NDIS homes
  • Installation of participant-requested items like wall hooks or art (where agreed upon)
  • In shared home settings we maintain outdoor landscaping and in single occupancy settings we look after the front gardens and verge.

Our goal is to maintain a safe, comfortable, and functional space that supports your independence and meets your needs.

How Quickly Do We Respond?

We know how frustrating it is to wait days or weeks for something essential. That’s why we’ve designed our system to respond promptly:

  • Emergency maintenance: We aim to respond within 4-6 hours
  • Non-urgent requests: Resolved within 48 hours, wherever possible

Our in-house team handles most requests directly, allowing us to avoid third-party delays and ensure faster turnaround times and quality solutions. We’ve received great feedback from tenants, families, and support workers who appreciate how swiftly we get things done.

Supporting You Across WA, SA and QLD

Sana Living has SDA homes throughout Perth WA, Brisbane QLD and Adelaide SA.

In areas where we don’t manage the properties directly, we work with carefully selected property management services known for their responsiveness and disability sector expertise. For example:

  • In South Australia, we partner with Your Homes SDA, a team specialising in SDA property management.
  • In Queensland and regional WA (including Albany, Bunbury, Geraldton and Busselton), we work with local providers who share our high standards and understand the importance of quality home maintenance.

What’s Covered by NDIS Funding and What’s Not?

A common question we get is: Does my NDIS plan cover garden maintenance, cleaning or minor repairs?

The answer depends on whether the task is related to the property (Sana’s responsibility) or personal support needs (covered through your NDIS funding).

Covered by NDIS Support Plan

  • Regular cleaning services
  • Help with cooking, washing, organising
  • Yard maintenance for overgrown gardens
  • Support with shopping or errands

Covered by Sana Living

  • Repairs to walls, fixtures, plumbing and electrical systems
  • Appliance servicing (e.g., stove, laundry)
  • Repairs to fittings and Assistive Technology

Sana does not provide disability services such as in-home care, cleaning, or personal gardening support. These services may be available through your NDIS plan and can be arranged by your support coordinator or plan managers.

However, we do undertake regular garden maintenance so that tenants don’t have to. This includes front and backyard landscaping in shared settings and front only maintenance in single occupancy settings.
